About burst pipe water damage
Most burst pipes in Colorado happen the same way. A cold snap drops temperatures below zero, a pipe in an exterior wall, garage ceiling or crawlspace freezes, and the ice splits it. Then it warms up, the ice melts, and water starts pouring out, often when nobody is home.
Supply lines run under full pressure, so a split pipe can dump a lot of water fast. It runs down through floors, into ceilings below and across the basement slab, and it usually spreads farther than it looks.
The plumbing repair is a plumber's job, and we'll tell you if you need one. Our job is everything the water touched: extraction, removing what can't be saved, drying the structure and documenting it all for your insurance claim.
What the job includes
- Help finding and shutting off your main water valve over the phone
- Extraction of standing water on every level it reached
- Checking ceilings, walls and floors below the break for hidden water
- Removal of wet ceiling drywall, insulation and carpet pad where needed
- Structural drying with daily moisture readings
- Photos, readings and a written scope for your insurance adjuster
- A note on where the pipe froze, so you can talk to a plumber about preventing it
Signs you need burst pipe cleanup
Any one of these is worth a call. We'll tell you honestly if it needs a visit.
No water, or low pressure, during a cold snap
A pipe may be frozen. Don't use a torch on it. Shut off the main if you can, and keep an eye out for leaks as it thaws.
Water coming through a ceiling
A pipe above has likely split. Shut off the main and stay out from under any sagging drywall.
Sound of running water with nothing on
Water running inside a wall or ceiling is a leak. Shut off the main and call.
Wet spots on walls near exterior corners
Pipes in exterior walls are the most common to freeze and split.
Water in the garage or under a cantilevered room
Pipes over unheated garages and cantilevered floors freeze more often than people expect.
Your water bill jumped
A big jump with no other explanation can mean a hidden leak, sometimes from a pipe that froze and cracked earlier in the winter.
How the job runs
- 1
Shut off the water
Close the main valve. In most Colorado homes it's in the basement or crawlspace where the service line comes through the foundation.
- 2
Extract and inspect
We pull out standing water and check every level below the break for water in ceilings, walls and floors.
- 3
Remove what's ruined
Wet ceiling drywall, insulation and carpet pad come out. Everything gets photographed first.
- 4
Dry the structure
Air movers and dehumidifiers go in, and readings get taken every day until it's dry.
- 5
Hand off for repairs
You get a report with photos and readings for your insurer, and a clear list of what needs to be rebuilt.
What affects the cost of burst pipe cleanup
Every water damage job is priced after we see it. These are the things that move the number.
How long it ran
A break found in ten minutes is a very different job than one that ran all weekend while you were away.
How many levels it reached
Water from an upstairs pipe often ends up in the ceiling, walls and floor of every level below it.
Ceilings and insulation
Wet ceiling drywall and insulation usually have to come down, which adds removal and later repair.
Flooring type
Carpet pad usually goes. Hardwood and laminate may or may not be saveable depending on how long they were wet.
Access to the break
Pipes inside finished walls and ceilings mean opening things up so the area can dry.
Contents
Furniture and belongings that need to be moved, blocked up or packed out add time.
Why people call Bennett Water Damage
We show you the numbers
Moisture readings get taken and written down every day. You'll know the job is done because the numbers say so, not because we said so.
We'll tell you if you don't need us
Sometimes a small leak caught early just needs a fan and a day. If that's your situation, we'll say so, and you'll get it in writing like any other finding.
You know who's in your house
We tell you up front who'll be on site and who they work for. No surprise subcontractors.
Paperwork your adjuster can use
Dated photos, daily moisture logs, a list of what was removed and why. It makes the insurance side a lot less painful.
No pressure to sign
An assessment isn't a sales pitch. Want a second opinion or a day to talk to your insurance company? That's fine, and the price doesn't change.
We refer out what isn't ours
If the fix is really a plumber's or a roofer's job, we'll tell you that instead of stretching to cover it ourselves.
What customers have said
What struck me most was simply how much time was spent carefully looking before anyone even mentioned a figure of any kind. I have had other contractors quote me a price straight from the doorstep before seeing anything at all, and this visit was very clearly nothing like that experience whatsoever.
I was cautious about the cost from the very start of the call and said so upfront without being embarrassed about it. Nobody tried to push me toward the larger, more expensive option once I said that. They simply priced what I actually asked for and told me honestly what I would be trading off.
Came out, looked properly, and told me the problem was contained. I had been quoted for the full job two days earlier. Took an afternoon.
They noticed early on that I had two rather elderly cats in the house and were genuinely careful about doors and gates all day without me ever having to ask twice about it. A small consideration on their part, but it meant I did not spend the whole day anxiously checking on them myself.
The crew that started the job on the Monday morning was the exact same crew that finished it on the Thursday afternoon, with no substitutions at any point along the way. It sounds like a fairly low bar to clear, but the last contractor I used never once managed it across a similar job.
One specific detail stuck with me long afterward — they showed me, before any work even started, exactly which part of the whole job would likely need doing again in a few more years regardless of whatever we chose to do now, so absolutely nothing came as a surprise to me later on.

Where is my main water shutoff?
In most Colorado houses it's in the basement or crawlspace, on the wall where the water line comes in through the foundation, often near the water heater or furnace. Some homes also have a curb stop out by the street that the water utility controls.
How do I keep pipes from freezing?
During a hard freeze, open cabinet doors on exterior walls, let faucets on exterior walls drip, keep the heat at 55 or higher even when you're away, and disconnect garden hoses in the fall.
Is burst pipe damage covered by insurance?
Usually, yes, as long as it was sudden and you'd kept the heat on. Insurers sometimes push back if the house was left unheated. We document the cause and the damage the way adjusters need it.
Do you fix the pipe too?
The pipe repair is a plumber's job. We'll tell you what we see and what to ask for, and we handle the water damage cleanup and drying.
Not sure if it's bad enough to call?
Call anyway. Tell us what you're seeing and we'll tell you straight whether it needs a visit or whether it's something you can handle yourself tonight. We answer 24/7.
