About emergency water removal

Water doesn't stay where it lands. Within an hour or two it's soaking into carpet pad and wicking up the bottom of the drywall. Give it a day and it's in the framing, under the flooring and sometimes in the ceiling of the room below.

Extraction is the first and most important part of any water damage job. Every gallon we pull out with truck-mounted or portable extractors is a gallon that doesn't have to be dried out of your walls later, which saves days of drying time and a lot of tear-out.

Once the standing water is out, we use moisture meters to map where it spread, including the places you can't see. That map is what the rest of the job is built on.

What the job includes

  • Standing water pumped or vacuumed out of floors, carpet and pad
  • Moisture mapping to find where the water spread, including under flooring and inside walls
  • Moving or blocking up furniture so it doesn't wick water
  • Removal of soaked carpet pad and anything else that can't be saved
  • Photos of everything before and after, for your insurance claim
  • A written plan for drying, with a price, before we go further

Signs you need emergency water extraction

Any one of these is worth a call. We'll tell you honestly if it needs a visit.

Standing water on any floor

Even an inch of water across a basement floor is hundreds of gallons. It needs to come out before anything can dry.

Carpet that squishes

If the carpet is wet enough to squish, the pad underneath is soaked, and it usually needs to go.

Water coming through a ceiling

Water above you is sitting on drywall and insulation. Turn off the water, stay out from under sagging spots, and call.

Water in a finished basement

Finished basements hold water in carpet, pad and framed walls. Fast extraction is what keeps it from becoming a full tear-out.

Water near electrical

If water is near outlets, cords or the furnace, don't walk through it. Turn off power at the breaker only if you can do it from a dry spot.

It happened more than a day ago

Water that's been sitting for more than 24 to 48 hours starts to raise the risk of mold. Call now, not after the weekend.

How the job runs

  1. 1

    Stop the water

Shut off the main valve or the fixture that's leaking. If you can't find the shutoff, we'll walk you through it on the phone.

  2. 2

    Extract

We pull out standing water with extractors and pumps, starting with the areas where it's doing the most damage.

  3. 3

    Map the moisture

Meters show us where water spread under flooring, into walls and into the rooms around it.

  4. 4

    Remove what can't be saved

Soaked pad, swollen baseboard and wet insulation come out. Everything removed is photographed and listed.

  5. 5

    Set up drying

Air movers and dehumidifiers go in, and we give you a written scope and price for the drying.

What affects the cost of emergency water extraction

Every water damage job is priced after we see it. These are the things that move the number.

01

How much water and where

A few square feet of wet carpet is a very different job than two inches across a whole basement.

02

Clean water or contaminated

Water from a supply line is clean. Water from a sewer, a toilet or outside is contaminated and needs extra handling and disposal.

03

How long it sat

Water that's been there a day or two has soaked further into the structure, which means more removal and longer drying.

04

What the floor is

Carpet over pad, hardwood, laminate and tile all behave differently when wet, and some can be saved while others usually can't.

05

How many rooms and levels

Water that went through a floor into the level below doubles the areas to extract and dry.

06

After-hours timing

Nights, weekends and holidays can affect cost. We'll tell you on the call if that applies.

Why people call Bennett Water Damage

We show you the numbers

Moisture readings get taken and written down every day. You'll know the job is done because the numbers say so, not because we said so.

We'll tell you if you don't need us

Sometimes a small leak caught early just needs a fan and a day. If that's your situation, we'll say so, and you'll get it in writing like any other finding.

You know who's in your house

We tell you up front who'll be on site and who they work for. No surprise subcontractors.

Paperwork your adjuster can use

Dated photos, daily moisture logs, a list of what was removed and why. It makes the insurance side a lot less painful.

No pressure to sign

An assessment isn't a sales pitch. Want a second opinion or a day to talk to your insurance company? That's fine, and the price doesn't change.

We refer out what isn't ours

If the fix is really a plumber's or a roofer's job, we'll tell you that instead of stretching to cover it ourselves.

What customers have said

Emergency Water Extraction questions

How fast do I need to get water out?

As fast as you can. Water starts wicking into drywall and framing within hours, and mold can start growing in 24 to 48 hours in the right conditions. Extraction is the one step you really can't put off.

Can I use a shop vac instead?

For a small spill on hard flooring, sure. For wet carpet, a shop vac won't get the water out of the pad, and it can't do anything about water that's already in the walls.

Should I pull up the wet carpet myself?

Don't pull anything up until you've taken photos for your insurance company. After that, it's usually better to let us check whether the carpet can be saved. The pad usually can't.

Will my insurance cover water extraction?

If the water came from something sudden and accidental, like a burst pipe or failed hose, it's usually covered. Water from outside or from a slow leak often isn't. We document everything either way.

Not sure if it's bad enough to call?

Call anyway. Tell us what you're seeing and we'll tell you straight whether it needs a visit or whether it's something you can handle yourself tonight. We answer 24/7.
